Ajah Market

There is the ever-busy Ajah market located off the Lekki-Epe Expressway. The Ajah market is a very popular market in Lekki where one can get items such as foodstuff, fruits, clothes, and other household items.

Jubilee Bridge Ajah Flyover

The construction of the Ajah flyover was approved by the Lagos State Government in December 2015. The project was given a 16-month timeline and was completed and delivered in a timely manner by Hi-Tech Construction Company.

Since it’s commissioning, the bridge has really helped reduce traffic within the area; to the delight of motorists who frequently travel the route.

Ado Road


Ado Road is a major road in the Ajah community, with the entrance popularly known as Ajah Bustop (formerly Ajah Roundabout). It is the linking road to other parts of Ajah like Badore and Langbasa.

One remarkable thing along the Ado Road is the Olumegbon Palace located just after Ajah Bus Stop. 

There’s the S-forte estate on the left side of the road and Kays Court on the right side. There are also several business activities along the road.

However, the road is very narrow and poorly maintained. As a result, on a busy day, traffic on the road can be unbearable.

Badore

The Badore area of Ajah boasts a tarred, well-demarcated central road, with poorly maintained drainage channels on both sides.

One notable thing in Bodare is the NIPOST office located along the road. There’s also Cooperative Villa Estate located within the area. 

There are several other estates in the area such as Royal Palm Estate, Seaside Estate, Common Wealth Estate, Rockstone Ville Estate, Allied Gardens Estate, and Peaceville Estate located on the right side of the road; while to the left are Dockville Estate, Palm Crescent Estate, Vina Estate, Platinum Estate, Mega Estate, Greenville Estate and Silver Point Estate.

However, Badore road is also not wide enough and poorly maintained.

Langbasa

Langbasa is located just after Badore and can be accessed from the Ado roundabout. 

It has a wide, interlocked central road that links to various parts of the area. 

Langbasa is characterized majorly by low-income earning families and locals of the community.

One notable thing in the area is the Langbasa Police Station. 

On a typical day, the Langbasa area starting from the Ado roundabout is a very busy environment because there are several small-scale commercial activities going on in the area.

The estate has the structure of a typical street in most Nigerian cities, where residents acquire lands, build houses, and border their compounds with high fences. 

It doesn’t have much of a great layout; a good part of the roads are narrow, with drainage channels on only one side of it. 

However, most roads are interlocked.

The estate was developed by First World Communities in the mid-90s. Just as the name implies, the estate is an urban housing cooperative, and buying or owning property within the estate makes one a member of the cooperative.

The estate is divided into two phases (1 & 2) which are both well maintained with good ambiance. 

Those who intend to own properties within the estate are required to undergo an interview session with the estate management; to ascertain their eligibility (ready to cooperate or not). 

There are areas within the estate with laid down specifications for housing projects to abide by; building in such areas without following the set specifications is prohibited. 

There are also areas with no set specifications for those who would love to build according to their taste, however, all building plans must be submitted to the estate management for approval.

Cooperative Villa estate is accessed through the Badore road coming from the Ajah junction. 

This is a big disadvantage because the Ajah junction is often congested and the roads are rarely free for motorists. 

On a busy day, it could take as long as 1 hour just to get to the main Lekki – Epe express from the estate.

The estate is unarguably the best neighbourhood in the Badore vicinity. 

The environment is serene and attractive with interlocked roads and an efficient drainage system. 

There’s a tennis court, as well as an Olympic size swimming pool for recreation. 

The estate is characterized majorly by detached houses with great architectural designs. 

All houses in the estate have low fences as well as green areas planted in front.

The houses were built at the initial development stage of the estate. However, some of the houses have been renovated by their owners, while others are still the same.

  • 2/3 bedroom bungalow/flat – ₦1,500,000 – ₦2,500,000 (rent); ₦22,000,000 – ₦35,000,000 (sale)
  • Detached bungalows – ₦35 million – ₦50 million (sale) depending on the level of finishing.

Security Situation in Lekki Gardens Scheme 2 (Abraham Adesanya Estate) 

Lekki Scheme 2 has two entrance gates with security guards positioned at both; however, they do not search cars entering or exiting the estate, and entry into the estate is unrestricted.

The nearest police stations are the Ajiwe police station and Ogombo police station which are about 3 minute drive from the estate. There are no known cases of robberies or other violent crimes in the estate.

  Traffic Situation of the Estate:

To get accurate directions and traffic time from anywhere in Lagos to Lekki Gardens Scheme 2 estate (click here). Morning rush hour traffic when heading towards VI starts at about 6:30 am. 

During the rush hour period (6:30 am – 8:30 am), it takes between 40 minutes – 1 hour and 40 minutes to get to Victoria Island from the estate, but only about 30 minutes drive during the off-peak rush period.

Happyland estate is a gated community located along the Lekki-Epe expressway. 

It is a 2 minutes drive from the Lagos Business School (LBS). It is an estate where individuals who acquired land came together to form a functional residents association. 

The residents association made it mandatory for residents to pay for the construction and maintenance of the roads. 

Although it is very narrow, the central road in the estate is interlocked and in good condition as well as the streets. 

There are drainage channels by the side of the road, but no sidewalk for pedestrians.

The service charge in the estate is for security and it is ₦5,000 monthly; while waste management is handled by the Lagos State Waste Management Authority LAWMA.
